Niching All The Way To 500 Episodes

When Scott Carson first decided to start doing an almost daily Facebook Live video to his audience of real estate investors, he never imagined that it would last beyond a few months. Fast forward almost three years later and that little “Note Closers Show” has hit the 500 episode mark with now over 380K downloads and is being shared across 90 countries and on the airwaves of 17 AM/FM radio stations to millions of listeners each month.

“It’s really changed the way that we do business” Carson stated. For the last ten plus years, Carson has dominated in the real estate investing market niche of buying, selling, and investing in distressed debt where he works with banks and real estate hedge funds across the United States by buying non performing mortgages at substantial discounts off of what is owed by the borrower, and then spending time negotiating with the homeowners to keep them in their homes by modifying their loan terms to something that makes sense. “We don’t want to have to foreclose and take the homes back. I’d rather keep the borrowers in their home and work to “Make America Great Again One Borrower At A Time” he stated.

But how does a Facebook Live evolve into one of the hottest podcasts in real estate? “We just evolved with the times and discovered that our niche of investors really didn’t have a dedicated podcast that focused on that niche. We did 150 episodes as just Facebook Lives before deciding to turn it into a full-blown podcast that we record three to five times a week. It didn’t take long to discover that it became one of the best ways to communicate with our nationwide network of investors who were looking for advice and answers to issues in their own real estate endeavors.”

July was the best month for this niche of a podcast with over 35,000 downloads. “The podcast has revolutionalized how we do business and attract clients and investors for our workshops and deals. It’s always exciting to get emails or social media comments about how the podcast is helping new note investors close more deals and make money. We are dominating our niche and leveraging the episodes across different social media, video, and blogging platforms. We plan to keep on cranking out content and episodes as long as our tribe of listeners keep listening. I’ve been very blessed to have an amazing team and production staff that allow me to just record our episodes and they do all the heavy lifting with editing and posting each episode.”
